Direct bookings are the difference between running a busy property and running a profitable one. The nights look identical on your calendar; the money that reaches you does not.

What you will learn in this lesson
Kai lays out the economics: what OTA commission actually costs across a year, what you gain when the guest books with you — above all their contact details, which the platforms keep — and why repeat guests are the cheapest revenue you will ever earn. You also meet the billboard effect, rate parity clauses, and the blended strategy most successful hosts actually run.
- OTA 🏢 — online travel agency — Booking.com, Airbnb
- Commission ✂️ — 15–20% of every booking, gone
- Direct booking 🤝 — guest books with you, no middleman
- Guest data 📇 — on direct bookings, the email is yours
- Repeat rate 🔁 — returning guests cost nothing to acquire
- Billboard effect 📢 — OTAs make you visible; you convert direct
- Rate parity ⚖️ — contract limits on undercutting OTA prices
- Blended strategy 🧬 — use OTAs to fill, direct to profit
Why Direct bookings matter
Hosts often frame this as a choice between platforms and independence, which leads either to paying commission forever or to walking away from visibility they cannot replace. The realistic approach is blended: let OTAs do what they are good at, which is reaching strangers, and convert those strangers into direct repeat guests where the margin lives. On a property turning over fifty thousand a year, moving a third of bookings direct is roughly a three-thousand-euro difference.
Practice questions
The interactive card above ends with a short quiz. Here are the questions so you can review them afterwards — try to answer before checking the word in brackets.
- Roughly what does an OTA take per booking? (15–20%)
- What is the “billboard effect”? (OTAs give visibility that drives direct bookings)
- What do you gain on a direct booking that an OTA keeps? (The guest’s contact details)
- What is a sensible blended strategy? (Use OTAs to fill gaps, convert repeat guests direct)
How to practise
Work out your own commission total for last year — the number is usually larger than hosts expect. Repeat the card once a day for three days: short, frequent sessions beat one long session. Every completed lesson earns you 10 Mondi, and finishing the quiz earns 20 more.
